The coastal region drawing wealthy South Africans away from Cape Town

For years, conversations about wealth, luxury property and lifestyle in South Africa have tended to revolve around one city: Cape Town.

From the Atlantic Seaboard to the Winelands, the Western Cape has become the country’s most sought-after destination for affluent buyers, retirees and investors.

But while Cape Town continues to command attention and increasingly eye-watering property prices, a quieter trend is beginning to emerge on the other side of the country.

Along KwaZulu-Natal’s north coast, a growing number of high-income South Africans are choosing a different kind of coastal lifestyle.

Areas such as Umhlanga, Ballito, La Lucia and Durban North are steadily establishing themselves as attractive alternatives for buyers seeking luxury living without the premium prices that have become synonymous with many of Cape Town’s most desirable suburbs.

KZN North Coast: Luxury living at a different price point

The appeal of this coastal region is relatively simple.

Buyers can access modern homes, ocean views, secure estates and high-end amenities at prices that often compare favourably with similar properties in the Western Cape. In a market where value has become increasingly difficult to find, that difference is attracting attention.

According to a new report by Standard Bank Wealth and Investment, over the past decade, large-scale residential developments have helped transform the north coast into one of South Africa’s most desirable lifestyle destinations.

Estates such as Zimbali, Simbithi and Izinga have become synonymous with a particular kind of modern coastal living, combining security, recreational facilities, quality schools and easy access to beaches within carefully planned communities.

The result is a lifestyle offering that rivals many of the country’s most exclusive addresses while remaining more attainable for a broader range of affluent buyers.

Space is becoming a luxury

One of the north coast’s biggest advantages is something that is becoming increasingly scarce in many premium property markets: space.

As demand for coastal region property has surged in recent years, buyers in Cape Town have faced shrinking inventories, intense competition and rapidly rising prices. For many households, finding a larger home, a substantial garden or room for future expansion has become increasingly difficult.

On the KZN North Coast, buyers can often secure larger properties and more generous living spaces without making the same financial compromises.

For families, professionals and retirees alike, that extra space has become a significant selling point.

The rise of hybrid living

Another factor driving interest in the region is connectivity.

The presence of King Shaka International Airport has made it easier than ever for professionals to split their time between provinces. Regular flights to Johannesburg have enabled a growing number of executives, entrepreneurs and business owners to adopt hybrid lifestyles, maintaining work commitments in Gauteng while enjoying a coastal base in KwaZulu-Natal.

For some, this means weekday business trips and weekends by the ocean. For others, it means relocating permanently while remaining connected to South Africa’s economic heartland.

The shift reflects broader changes in how people work and live, with flexibility allowing more South Africans to prioritise lifestyle without completely sacrificing convenience.
